Most Borrowers have respectable credit ratings as well as good equity. The Borrowers in most cases don't have the patience to meet institutional loan requirements.

If you are looking for good investments, we recommend you consider private loans for a high quality, monthly income investment, which equals or exceeds the historical Dow Jones averages in the stock market. Generally private money investors share some of the following characteristics:

They have owned real estate as an investment, and now want to have income and leave the property management duties to someone else.

They have a net worth of $500,000.00 or more with an investment portfolio of $250,000.00 or more in stocks & real estate equities etc.

They are prudent and don't put more than 10% of their portfolio in any single deal no matter how good it looks.

They have the ability to look at a loan or have an advisor who can and will make decisions quickly as a good loan is usually available for only 1 to 3 days.

Private note and deed of trust investing isn't for the get rich quick artist. If doubling money every 5 to 6 years is suitable, you will probably like private lending. Example: $25,000,00 at 12% grows to $50,000.00 in 6 years, to $100,000.00 in 12 years and $200,000.00 in 18 years. (If all interest is re-invested at the same rate, no adjustments were made for taxes.)

This investment is an excellent medium for retirement planning and can be placed in your self directed IRA or profit sharing fund. Some banks do not offer this option and you may have to change your plan to a bank that has an IRA approved plan to do so.

Tip: If you had $100,000.00 invested today at 12% and took out $1000.00 per month you could take it forever and still have $100,000.00 in assets. If you took out $1,101.09 per month in 20 years you would be broke. If on the other hand you could get by on only $900.00 per month and reinvested $100.00 per month of the interest in 20 years your nest egg will have grown to $198,925.54.
